Background of HERIOT

  • Heriot REIT is a real estate investment trust which owns and manages a R4.1 billion portfolio of assets in the retail, industrial, residential, specialised and commercial property sectors of South Africa.
  • The group’s history stems back to 1998, with the purchase of several industrial properties underpinned by long-term leases which quickly facilitated growth. Today, Heriot owns 20 industrial properties valued at R1.58 billion.
  • The group diversified into the retail sector in 2003, deciding to buy into the development of a small retail centre. Retail centres today cover almost 120 000m² of GLA in CBDs, rural areas and townships, valued at R2.087 billion. The property portfolio further includes seven office properties, including the head office in Johannesburg. Operations are run through 11 subsidiary companies.
  • Heriot shares have been up for sale on the AltX of the Johanneburg Stock Exchange (JSE) since July 2017. The group currently has a JSE market cap of R2.5 billion.

HERIOT Shares Growth Driver

  • The group has had 20 years of successful growth within the South African property market. Company CEO Stevn Herring expects that listing on the JSE will allow Heriot to better retain funding rates and wider access to the capital market.
  • Overall, the group’s growth strategy hinges on development and purchase of yield-enhancing assets that attract blue-chip tenants on long-term rental agreements. The group acquires and/or develops properties either directly or through subsidiaries and joint ventures, while also investing in listed property shares. An experienced management team and proactive portfolio management are also key drivers of performance.
  • The group’s properties boast a good proportion of national tenants. Heriot’s portfolio is well-diversified, and the retail centres are characterised by high trade densities that ensure sustainability of cash flow. All of the group’s properties are 100% occupied, meaning that Heriot is performing to its full potential.
  • Currently, 88.9% of Heriot’s portfolio is based in KwaZulu-Natal, with the remainder in Mpumalanga. The group is aiming to extend its geographical reach throughout South Africa.
  • Although investors don’t have much financial data to base investment decisions on, the Heriot board has forecast that shareholders will receive 72 cents per share by the end of May 2018, and increasing dividends thereafter, with a boost in Heriot share price.

HERIOT Investor Tip

  • At R10, Heriot share price is currently undervalued. Although the share hasn’t had the time to grow on the live online stocks chart, the REIT sector in general is showing some promise, and Heriot shares may well be a good buy going forward.
  • The company’s first distribution period after the listing will be for the period ending 30 November 2017. Thereafter, the company intends making semi-annual dividend distributions, which are expected to be declared for the periods ended 31 May and 30 November.
  • With more than 750 million Heriot shares still up for grabs, investors looking to trade shares should jump on the bandwagon sooner rather than later.
